Contracts Manager

Bellrock has a 5 year contract with Ethos Farm to deliver FM Services at Luton DART. The Luton DART (Direct Air – Rail Transport) is a new state-of-the-art £225m, 2.1km guided mass passenger transit system linking the London Luton Airport to the Parkway Station. We are looking for a new Contract Manager to join our team.

The ideal candidate will have proven experience within Facilities Management contracts in both Hard and Soft Services, ensuring contract obligations, service level agreements and key performance indicators are achieved. Knowledge of SFG20 requirements, strong leadership skills managing onsite teams, will also have responsibility for managing a team of Duty control managers, who maintain the safety and security of the site 24 hours a day, experience in contractor management, health and safety driven, solid background in client relationship management are required.

Previous experience managing facilities management contracts or operational contracts, ideally with exposure to station, airport, or transport hub environments.

And as a Contracts Manager with Bellrock you’ll do it by…

  • Oversee and manage the delivery of Hard and Soft services for the contract.
  • Ensure Compliance, Health & Safety, Environmental and Quality management is maintained.
  • Monitor and report on contract deliverables.
  • Meeting KPI’s & SLA’s.
  • Manage and coordinate onsite Maintenance team, Duty Control Managers, contractors, and support staff.
  • Manage Planned Preventive Maintenance.
  • Auditing of contractors.
  • Following and enforcing Safe System of Work (SSOW).
  • Respond to reactive requests.
  • Building and maintaining strong client relationships.
  • Oversee P&L and budget management.
  • Identify opportunities for service improvements.

  • Excellent planning and organisational skills, the ability to work unsupervised will be essential to ensure the contract operates efficiently and that all systems both electronic and manual are maintained.
  • Communications with both internal and external personnel will be a key requirement.
  • Significant experience in Facilities Management.
  • Health and Safety qualifications.
  • Knowledge of SFG20.
  • Solid background in client relationship management.

Working arrangements

In this role, the successful candidate would be required to work from site from the Luton office Monday to Friday 08:00 am too 5:00 pm with an hour for lunch break.
